have you guys/girls start to think the design of the house and how much it cost...
i almost every day think about it.. cant wait to see it..!! may be this is my first house too excited, althought still in two years development stage..

hope we can continue to share everything. im also starting to think how to renovate my hse although like what IB said its still long way. i like the show unit decoration very much. maybe i will take some idea from it.
Hi, I have not bought a house in Indah Residences but is really seriously thinking abt buying a house there, do you mind sharing with me your reasons of buying that house? Those against it said the place is next to Taman Sri Muda hence there is a risk of gettin flooded during heavy downpour. In addition, due to limited extrance, the jam to kemuning utman will be very terrible in the future.... do you have any view on this??

p.s. I went to see the show house and so far IR is really the best house layout and design among all other new launches in Selangor.
hi there JET, well no doubt IR does look good....so good that even KK's latest project of limited units double storey units also "shares" one or two of its design traits..keke

Anyway, i guess the main reason ppl buying the IR over the KK's Lagoon Homes is the same as every KU buyer, gated and guarded community for the peace of mind. Well, as many may have thought Taman Sri Muda was used to be known for its serious flash flood back in the early 90s....and well that's about it... there's nvr been a flood case since then. Possibly the drainage/sewerage/river system has been improved over the years. Anyway, the KU projects are all elevated higher than the highway....hence, if there's gonna be any flood the highway would've caught it 1st...and u dun see that happening..so I guess its fine....

Ahh about the entrance and exit, well by 2010, KU West Precinct will have a direct access from and into KESAS right after the IR plot...so i guess we dun need to exit thru the Sri Muda interchange then.... As for the current heavy traffic situation, guess it was mainly due to Klang's bridge divertion, where many klangites resorted to using KESAS instead of Federal highway... till the bridge reopens. Also, the road works currently taking place to cater for the Kemuning Shah Alam Expressway, also due to start operation by 2010 too...

Happy deciding, better act quick if you are really interested as I heard the next phase might cost 5 to 20k more...
hi, im quite agree with what jet said about the flood. if i'm not wrong they improved the drain so i guess the flood incident will not happen again. i hope so. no offence to KK lagoon homes, but i think Paramount as IR developer seem have better reputation than Hicom Gamuda. This is only my view after some feedback from my friends & other review in other forum. this is one of my main reason to buy IR over lagoon homes.

yeah, the future new phase in IR i heard will increase about 20k-30k thats why i quickly bought first. new projects price in future will increase since the steel materials cost already increase & of cost the petrol price also. not too sure the petrol price will affect the future launch unit price. i liked very much the gated & guarded community in IR, kemuning utama.
Actually i dont think paramount developer will let flood happen, due to there currenty develop a lot of shoplot at the entrance of KU and houses inside that area and if i not mistaken there wanted to bulit a new town at KU, if there didnt find any solution or best way to overcome current issue before develop, there wont decide to invest or develop this New KU Area. ...(that what i think only).

Why i Choose IR because price reasonable, under my budget, the design of the house and most important is gated and guards services.
I like the G&G concept. This is the main concern to me...
yeah not forgetting the affordable maintenance & security fee....

anyway, i heard the the developer would only arrange the security and maintenance firm for us for a startup of 2 to 3 years..after that, we'll need to have our own resident committee to continue with the current firm or seek and hire a new secuiry and maintenance firm to do the job...

how true is that?
hi. the reason i choose IR, kemuning utama.

1) freehold
2) price affordable. its quite costly for me to buy a landed property in other area like pj, damansara or even subang.
3) gated & guarded community.
4) developer reputation. i think paramount is good.
5) security fees - reasonable
6) easy access to kesas highway & new LKSA in 2010.

this is my own opinions. :)
